What is a quarter share ownership?
A quarter share ownership property gives the owner 25% undivided interest via a simple deed to the property. It is same form of real estate ownership most commonly used in all the country. You will receive a warranty deed with title insurance. Your name (or name's if joint ownership) will be on the deed along with three other owners. You will be entitled to 12-13 weeks of ownership each year. As an owner, you have the flexibility to use you 12-13 weeks are you desire; enjoy it, share it, trade it, gift it, rent it, use it, or sell it!
How is a quarter share different from a time share?
In a quarter share ownership, you own 25% of a specific property and it's yours! You are the beneficiary of rental income and real estate appreciation. With a time share, you are buying the right to use a property (not necessarily the same property) for a week , two, or more each year.
What are the bennefits of a quarter share ownership?
Many buyers are now looking into quarter ownership rather than buying a vacation home, condo or villa due to the fact that owning has becoming increasing difficult with it's high price tags. Who does the cleaning?
A management company provides the cleaning and sanitation for the property. The occupant is required to use the designated cleaning service (you can't clean it yourself) to insure that everyone has a clean and sanitized home when they arrive. The management company is also in charge of handling the financial breakdown (monthly or yearly dues) to be split between all parties of property owners.
What if I don't know the other owners?
Actually, few people know the other owners when they purchase a quarter share property. The ownership structure and management eliminates the need. There are management services, rules and bylaws that keep the property running smoothly. Any contact deemed necessary between owners would be facilliated through the management company.
