1.) Choose the correct price:
Before your property even goes on the market, I research the MLS comps from sales and listings in your neighborhood and collaborate with my Carolina Realty Group colleagues. I know the area thoroughly and am always up-to-date on changes in market conditions, so you can be sure I’ll price your house appropriately.

2.) Prepare the property for market:
I’ll make certain that your house can “show its best”—and be most inviting to buyers. From simple suggestions (get rid of the fake flowers) to arranging for any other necessary work (contractors)– I will get the home show worthy.

Most buyers start their search for a property online before ever contacting a Realtor. We are reaching out to the online audience by listing your property on many websites.

-Your property will feature it’s own page on my web site; www.MakeHiltonHeadYourHome.com, offering a wealth of information to it’s viewers.

-Your property will be added to the Hilton Head Multiple Listing Service website. It not only serves as a resource for all Realtors in Beaufort, Jasper, Colleton, Hampton, Allendale, Hamburg, Barnwell & Orangeburg Counties, but it is one of the best resources for the public online browser as well.

-Your property will be listed for sale on www.HiltonHead360.com. It is a very popular site that will help you meet all your real estate and Hilton Head information needs.

-Your property will be listed for sale on Zillow, Craigslist, ClassifiedAds. These are a few of the new advertising websites we featuring. So far, the exposure has been amazing!

5.) Open houses:
This includes a weekend open houses for prospective purchasers as well arranging a MLS realtor open house. I mail a “Just Listed-Open House” postcards to neighbors, other targeted neighborhoods, and contacts on my database. I also email a "Just Listed Notice" to all area Realtors inviting them to come preview and bring along their prospective clients. Hosting an open house is a great way to get ‘their foot in the door’!

6.) Post card mailings:
A “Just Listed” post card will be mailed to your neighborhood and surrounding communities informing them that your property has been listed for sale. When there are changes in the status of your property (ie. renovations or upgrades, price reduction, under contract or sold) we will send another post card mailing.

7.) Email Blasts:
A “Just Listed” email blast will be sent out to our personal database that consists of thousands of friends, clients, referrals and prospective buyers. Our database is a large focal point in buyer lead generation. Anytime there is a change in the status of your property (ie. renovations or upgrades, price reduction, under contract or sold), another email blast is sent to notify them. In addition, we have a database that consists of thousands of the areas top producing Realtors. They receive a “Just Listed” email blast to notify them of your listing, how to show and inviting them to show. Addition emails will be sent to the Realtors anytime there is a change in status as well. All email blasts are linked to our web site to provide additional information and a downloadable PDF property brochure that can be distributed to other Realtors, clients and buyer prospects.

8.) Promotional materials:
Our marketing and promotional materials are custom-designed to fit the unique and specific needs of your property. A Comprehensive Property Brochure will be created for your property that will provide a wealth of information. There will always be a supply in stock at your property and in display at the Carolina Realty Group. They are a key marketing tool for Realtors and prospective buyers that tour your property. It is not uncommon for a Realtor to visit several properties in one showing with their buyer, and after so many, it all becomes a blur. The ’take-along’ brochure will help the Realtors and their buyers remember your property and give ti an edge over the competition.

9.) Weekly visits:
Our property listing get a minimum “check up” of once per week. We make sure property brochures are always in stock and property is secure and in peak showing condition. Since many of our clients do not live on Hilton Head, we become their eyes, ears and legs when it comes to their property needs.

10.) Monthly Newsletter:
Your property will be displayed in our monthly newsletter as “The Featured Property of the Month”. Our newsletter is emailed to our database and posted on our website.

11.) Homefeedback:

12.) Negotiating the offer:
I will be the liaison between you and the buyer and/or realtor, with your best interests in mind. I’ll advise you on getting an offer with the best possible terms; and before proceeding, I’ll ensure that the buyer is financially capable and otherwise suitable to complete settlement.

13.) Follow-through from contract ratification to settlement:
I’ll guide you through the inspection stage, help arrange any necessary repairs to your house and, of course, provide all the help and expertise that you need all the way down to the settlement table.
